Commercial Energy Performance Certificates

It is now a legal requirement for anyone selling, letting or assigning a commercial property to obtain a Commercial Energy Performance Certificate (EPC) prior to the property being offered for sale or to let.  If you are buying or renting a commercial property you should be provided with a copy of the Commercial EPC with the marketing sales particulars.

The Commercial EPC once prepared is valid for 10 years, and you are not required to obtain a new certificate each time the property is sold or let, however, if substantial alterations are made to the premises, then you may be required to obtain an updated EPC to reflect these changes.  The Commercial EPC states an Energy Efficiency Rating of the premises on a scale rated between A to G, with A being the most energy efficient, and G the least.  The certificate shows additional technical information, including heating systems, floor areas and nature of the building etc., and assesses, upon a standardised procedure, the overall efficiency of a building which can be compared on a like for like basis with similar properties.

There are substantial financial penalties for failure to having a Commercial EPC available, enforced by the local Weights and Measures Authorities.
